With a population of 80,649 residents and a population growth of over 14 per cent since the last census, the 2023 census only confirmed in numbers what many Airdrie residents have been saying for several years - the city is growing.

However, the census that was conducted in the spring of 2023 also gives a glimpse into other areas of Airdrie's population, including the age profile of the city. The largest segment of the population is aged between 35 and 39 years of age - totalling 7,217 residents. Those aged 40-44 make up the second largest segment of the population, with 7,101 residents in that age range. 

However, Airdrie's younger residents, aged 10-14 make up the third largest segment of the population - 6,477 residents, while those who are five to nine years old are the fourth largest segment of the population - 6,270 residents.

And while Airdrie is seen by many as a young, vibrant community, there are 15 Airdrie residents who are over a century old. 

The 2023 census also gave a glimpse into the real estate habits of the city's residents. While over 73 per cent of Airdrie's residents own their dwellings, nearly 17 per cent rent.  According to the City, between April 2019 and till the end of March 2023, 2,534 new homes were added in Airdrie, an increase of 9.67 per cent for a total of 28,744 dwellings.

"This includes single-family and multi-family residential options with the communities of South Windsong, Canals and Midtown experiencing the greatest dwelling growth."

Recently, Calgary Real Estate Board (CREB) stated while sales did slow in the month of June, market conditions still favour the seller.

"As of June, the unadjusted benchmark price reached $511,100, representing a new record high for the city. Prices have risen across all property types, with the largest gains occurring in the row and apartment condominium sectors," CREB's monthly regional real estate report cited. 

The city's census also looked into the real estate world of Airdrie, noting that the residential average sale price in 2023 was $415,122 compared to the 2019 price of $384,064. 2023's average sale prices for homes in Airdrie are the highest they have been in several years. 

The King's Heights neighbourhood is the most populated with 6,385 residents and well over 2,000 dwellings. 

The City of Airdrie previously projected that by 2032 the city's population would be 110,000.
