Prices for homes in Airdrie are still on the rise, seeing a 10 percent jump from February 2023 to 2024.

The Calgary Real Estate Board (CREB) has released their monthly statistics when it comes to housing in Airdrie during February.

"New listings in Airdrie improved in February. However, with 182 new listings and 135 sales, the sales-to-new listings ratio remained high, and inventory levels eased over last year's low levels.," stated CREB.

The current inventory levels are only half of what is typically seen in February, marking the lowest since 2006.

As of last month, the benchmark price for a residential home in Airdrie was $529,700, compared to $522,000 in January.

"The surge in sales relative to inventory levels led to a decrease in the months of supply to just over one month."

In comparison to the Calgary regional market, Airdrie is one of the more affordable places when it comes to detached homes.

Airdrie has grappled with limited supply in recent years, contributing to the rise in home prices. The unadjusted benchmark of $529,700 for February is slightly over one per cent higher than the previous month and a notable 10 per cent increase from the reported price of $479,700 in February 2023r.

Cochrane's residential home prices are now sitting at $548,300 while Okotoks is at $605,500.

Calgary's real estate market continues to be driven by strong migration into the province

In January, CREB released their 2024 predictions.
