There are many questions still hovering over the upcoming legalization of marijuana this summer, including how it might affect buying or selling a home.

Realtor Jeffrey Hubert with CIR doesn’t anticipate that the legalization will affect home buying too much.

One area that Hubert touched on is the legal amount of cannabis plants you can have in your house, which isn’t that different from carrying other plants.

“If you have a ton of plants in your house currently, it increases the humidity in your house, it’s going to have an effect on your house regardless, whether it’s tomato plants, other plants or marijuana plants.”

Late last month the Canadian Real Estate Association called for a ban on growing household marijuana until the Federal Government sets its regulations, saying that it could cause property damage and affect home sales.

Hubert said it’s tough to see if this would be the case when the legislation comes into effect and that personal preference might also play a part.

“Depending on the personal beliefs of the buyer, they may not want to continue any further looking into that house. Meanwhile, another buyer would come in and they may not have an issue with a pot plant or two. If it doesn’t affect a home inspection which probably one plant or two won’t, that buyer will move forward and not have an issue.”

So far, Hubert said he hasn’t had any concerns brought to him regarding the cannabis rules, but something might come up down the road, depending on the rules the government sets in place.

Last November, the Alberta Government laid out its framework for the Marijuana Legalization allowing just 4 plants per household.
